Extension and Renovation of Existing House in South County Dublin.

This project involved a complete refurbishment and extension of an existing house located in south Dublin. The site offered amazing views of the sea and the existing house did not take advantage of these. We were commissioned to take on this project because we had won an award for a house we designed in the area and also developed the house next door. Our clients wanted a three storey designer home, the big question was would the planners accept a large three-storey house on this site? We were able to overcome this by using the latest 3D design software to demonstrate what the proposals would look like at a pre-planning meeting prior to submitting a formal planning application. We achieved a grant of planning for our clients on the first attempt.

The house is designed to sit into the sloping site. On the ground floor is the guest bedroom wing and home cinema. The middle floor is the living floor and has access to the rear garden from
the kitchen/ dining area. There is an internal transparency within the house and we achieve this with the use of internal glazed doors and partitions. We have a panoramic balcony off the main living space to the front of the house which has expansive sea views, while at the rear (which is the south side) we
have a unique covered terrace with external fire so our clients can entertain outside regardless of the weather.
The top floor is more private and houses the family bedrooms and home office. A splayed window in the master en-suite offers a sea view from the bathtub. The master bedroom
has panoramic glazed windows with electric curtains which flow out to a commanding balcony which again takes advantage of the sea views.
